- A security deposit of RM2,500 is required (Credit Card or Bank Transfer) and is refundable after checking of the unit within 7 days from your departure.
- As we do not have a front desk for this property, we will be performing remote check in for guests. Guests are required to provide their identification photo, email address & contact number for verification and emergency contact purposes.
- Guests are required to comply and adhere to the above and below terms & conditions for their booking. We reserve the rights to object the stay if guests fail to comply and are hostile prior check in. Cancellation policies applies.
**Rules & Regulations:
- Strictly no shoes, no smoking, no pets & no drugs in the house.
- No extra person staying overnight without early notification.
- Please switch off the electricity when not in use. Let's play our part to save our mother earth.
- Do not write, stick or nail anything on the wall, ceiling and furniture.
- Please wash all the dishes after used. Do not damage the house properties.
- Please throw the rubbish into dustbin provided. Kindly maintain the house nicely and in clean condition.
- Do not drag the luggage on parquet flooring, lift it up to avoid scarring on parquet.
- Do not use the premise for any illegal activities or dangerous trade.
- No external sounds system allowed.
- At all time, guests should not create excessive noise like shouting, loud music/TV and rowdy behavior, enforced neighborhood quiet hours are from 10pm to 8am.
Any complaints of loud and excessive noise will be dealt with by the security guards and after 12am by the police. Any fine incurred will be borne by guest.
- No fire cracker is allowed, vehicle horn/honking cannot be earlier than 9am.
- Private Events Additional Charges as per head count @ RM8/pax* (Min. RM400). Kindly contact us to make such special arrangements.

- Team Building, Wedding, Canopy, Decoration, Birthday Party, Buffet, Group Gathering & more - Function Additional Charges: Min. RM500

- Guests are reminded not to park vehicles in front of neighbor's house and do not obstruct traffic flow.
- Guests are required to maintain the house cleanliness, additional charges may imply if special cleaning is required.
- Guests will be responsible for any property damage incurred during the stay. Damages costs will be charge accordingly at our discretion from the security deposit.
- Any violation to the above rules will have a penalty of min. RM200/offence apply at our own discretion.

The picture shown is totally different from the current situation. The place look nice clean and neat but in real life the house looks like it has been abandon for a long time and no one has take god care of it. The facilities is old and dirty some are even broken. The karaoke room is so dirty due to the carpet and it has a very bad smell. The bbq grill has not been clean. The lift is broken and cannot be used. The house looks creepy at night because there is no light outside the gate.
